1031ExchangeCalc started as one spreadsheet built to answer a single question before a property sale closed: what does deferring versus paying actually save. It grew into six calculators covering deferred gain, boot, depreciation recapture, straight capital gains, and the 45 and 180-day exchange deadlines, plus a set of state-by-state pages once it became clear the federal number alone wasn't the whole picture.

What runs where

Every calculator on this site executes in your browser, not on a server. Type a sale price or a basis figure into any tool and that number never leaves your device. There's no account to create and nothing to lose if you close the tab halfway through. The state capital gains pages plug the same client-side math into a different state rate; the mechanics don't change, only the input.

Who writes and checks the numbers

Priya Raman writes the tax and policy content, tying each figure back to IRS guidance and published state rates. Chris Terry founded the site and is responsible for the accuracy of the calculators themselves.
